FULL OWNERSHIP OF BUILDING FOR AGRITOURISM ACTIVITIES WITH ATTACHED LAND.
The structure consists of a real estate complex made up of buildings, appurtenances, and land designated for agritourism, located in Orta Nova (FG) at Contrada "Posta Torre", locality "Mezza La Terra", accessible from the S.S 16 at Km 699. It is situated on a flat area to the south of the municipality of Orta Nova, about 6 km from the historic center. The road leading to the property has exits in the direction of Cerignola-Foggia and vice versa. Therefore, the complex is territorially reachable from provincial and state roads, facilitating access.
Specifically, the structure consists of:
a) Three rural buildings, two used as storage (plot 720 ground floor – plot 724 on the first floor) and one for reception, hospitality, and refreshment divided into three levels (plot 723 sub 3 basement-ground-first floor) with the ground floor designated for dining and tasting local products, the first floor for sleeping areas with a hallway and bedrooms, and finally a basement room for storage. Additionally, as appurtenances, on plot 901, there is a swimming pool, canopies, and some structures such as accessory services and technical rooms.
Agricultural land (Fg 37, plots 637, 639, 642 located on the roadside of SS 16 and plot 719 now plots 900 and 901), predominantly cultivated with olive trees. Plot 719 has become plot 900 (land) and 901 (category D/6). On plot 901, appurtenances such as a swimming pool, canopies, and some structures like accessory services and technical rooms have been built, legitimized following building permit no. 24 of 24/10/2023 in regularization and registered in category D/6.
