Land in Pianezza (TO), adjacent to Via Enzo Ferrari, of a cadastral area of 6,244.00 sqm, used as meadow.  
Registered in the land registry of the municipality of Pianezza at sheet 16:
(i) parcel 1046, arable land with trees, class 1, area 1,411 sqm, land income EUR 14.94, agricultural income EUR 10.93
(ii) parcel 1051, arable land with trees, class 1, area 4,833 sqm, land income EUR 51.17, agricultural income EUR 37.44
Boundaries:
Via Enzo Ferrari on two sides, parcel 1184, parcel 1186, parcel 1238.
According to the General Regulatory Plan, it falls into:
- Homogeneous Territorial Zone "ic 3.41", with intended use "Areas and buildings for facilities of common interest" according to the methods provided in art. 121 of the N.T.A. of the current P.R.G.C.;
- it is partly burdened by the road buffer zone with methods provided in art. 117 of the N.T.A.;
- hydrogeological class 1.
At the date of the inspection by the expert of the procedure, the lot appeared to be occupied under a free loan contract entered into on 12/01/2020, not registered; the contract provided for a duration of five years starting from 12/01/2020 until 11/30/2025. This contract is therefore expired, not renewed, and not opposable to the procedure. For the purposes of the sale, the property must be considered free of encumbrances.
The Judicial Liquidation will evaluate whether to file a request for vacation pursuant to art. 216, paragraph 2, CCII, reserving in any case the obligation of the successful bidder/purchaser to independently take action for the eventual vacation of the premises.
