Full ownership of a property located in the historic center of Montoro, identified in the land registry on sheet 99:
Parcel 119 - Sub 8 - Category C1

The property is for commercial use (restaurant), was built close to an embankment wall on the north side and consists of 4 floors all above ground except for a small basement portion; renovated in the late 90s, externally the building is in excellent condition. The main access is on the mezzanine floor which consists of a room for use as a bar, a small closet, a hallway for accessing the stairs to the upper floors, and a first dining room, which leads to a spiral staircase of connection with the lower rooms. The first floor consists of two dining rooms, on the attic floor there are the stairwell, a large storage room and the toilets. The ground floor can be accessed not only from the internal spiral staircases but also from the two external openings on Via del Forno, where there are the toilets for the disabled, the pantry and the laboratory for preparing food.equipped with a freight elevator that serves all the floors above except the attic floor. Internally the building has a good degree of finish. The heating system is with gas boiler and radiant elements, all the dining rooms are equipped with split machines for air conditioning. On the ground floor in the laboratory room a suction system for mechanized air exchange is installed. The property is equipped with various movable assets of an appurtenant nature (bar counter, kitchen, oven, refrigerator and other assets relating to the restaurant business).
The general state of conservation of the property is good. The property is free. There were some building discrepancies.
