The lands are registered in the Land Registry of the Municipality of Santa Teresa Gallura on Sheet 2:

It is highlighted that the assets are being sold in their entirety, considering that a preliminary sale agreement was signed on 30/04/2025, regularly registered, concerning the transfer in favor of the company in bankruptcy - already the owner of the 1/2 share - or to third parties to be named of the remaining share of the lands, which will therefore be transferred after the award.

The area, in relation to the historic center of the town, is located in the buffer zone between the central nucleus and the "peripheral" part to the south, near the National Road, which is the main road of the town, and precisely between via Lu Calteri – via Monte Grappa – via Lu Gialdinu and via Tibula.
From this area, all the main zones of the town can be reached on foot: Piazza Vittorio Emanuele, the marina, and Rena Bianca beach, in addition to the usual proximity services.

The building lands of 12,425 sqm fall within the building sector called C3.2 Lu Gialdinu and fall within subzone C1.10 (art. 35 NTA Municipal Urban Planning Plan of Santa Teresa Gallura) and are subject to subdivision with the limits and urban planning constraints as resulting from the application of the reference norm to subzone C1.10.

Bidders at the auction are however required to personally inquire about the current cadastral, administrative, and urban planning situation at the competent offices.
