The lands have a total area of 4,270 sqm.
They consist of three agricultural plots cultivated with olive trees, mostly regular geometric shape and hilly position.
Currently, they are cultivated but are in a poorly maintained condition.

Please note that there are pedestrian and vehicular right-of-way rights on parcel 170 on sheet 48 in the Municipality of Sonnino, benefiting neighboring parcels 231 and 232.
 
Please note that there are civic uses (grazing rights) in favor of the Municipality of Sonnino.

It is noted that, pursuant to the expert report supplement dated July 16, 2026, prepared by Surveyor Giuseppe Colaguori and attached to the listing details:
as of the date of this report (and its update), the declaration of succession regarding the estate of Mr. Omissis (who died on June 4, 2021) has been duly recorded—specifically, recorded in Latina on March 14, 2022, under nos. 6384/4738—indicating the devolution of the property to Ms. Omissis in her capacity as surviving spouse and heir. To date, no formal acceptance of the inheritance pursuant to Art. 2648 of the Civil Code has been recorded. However, upon the transfer of Lot 1 (deed by Notary Zhara Pecchia dated June 25, 2026, Rep. no. 6347/4846), the tacit acceptance of the inheritance by Ms. Omissis was recorded, limited to the assets subject to that transfer (Transcription Notice from the Latina Revenue Agency, Gen. Reg. 17114 – Part. Reg. 12932 dated June 30, 2026). Regarding the property in question, to ensure the continuity of public records and the proper execution of the future transfer decree, it is advisable that the officiating Notary proceed—at the time of sale—to record the tacit acceptance of the inheritance concerning this specific property, following the same procedure adopted for Lot 1.
The costs for the aforementioned transcription of the tacit acceptance of the inheritance shall be borne by the successful awarder.
