ASSET DESCRIPTION: co-ownership share equal to 1/2 of agricultural land located in the Municipality of Cerignola (FG), Contrada Santa Maria dei Manzi. The land is registered in the Land Cadastre of the Municipality of Cerignola on Sheet 112
- Parcel 7 – Arable land - Class 3 for 25,254 sqm
- Parcel 7 – Olive grove - Class 2 for 26 sqm

The land, pentagonal in shape and flat, is located about 8 km from the town center of Cerignola. Access is via the Strada Vicinale Santa Maria dei Manzi and subsequent internal unpaved tracks.

As noted in the valuation report, the cadastral heading of the asset is not aligned with the actual ownership held by the bankrupt company due to a missing transfer registration.

It will be the responsibility and expense of the successful bidder to carry out the related regularization.

The land is in a state of abandonment, is currently not cultivated and is not equipped with an irrigation system nor served by consortium water.
The real estate asset falls within Zone "E" – Agricultural, according to the current General Town Plan, and is subject to the constraints of the Regional Territorial Landscape Plan (PPTR) – Landscape Area "Tavoliere – The mosaic of Cerignola". Please refer to what is stated in the attached report.
It is expressly specified that the object of the sale is exclusively the undivided share equal to 1/2 of the land described above and not the entire full ownership of the property.

The successful bidder will take over the position of co-owner pro indiviso, with all consequent obligations, risks and rights inherent to the joint ownership, including any need to promote, at their own care and expense, initiatives aimed at the management, regularization or division of the common asset.

Il terreno risulta censito al Catasto Terreni del Comune di Cerignola al Foglio 112  - Particella 7 – Seminativo - Classe 3 per 25.254 mq  - Particella 7 – Uliveto - Classe 2 per 26 mq    Il terreno, di forma pentagonale e giacitura pianeggiante, si trova a circa 8 km dal centro abitato di Cerignola. L'accesso avviene tramite la Strada Vicinale Santa Maria dei Manzi e successivi tratturi interni sterrati.    Come rilevato nella perizia di stima, l'intestazione catastale del bene non risulta allineata con l'effettiva titolarità in capo alla società fallita a causa di mancata voltura.    Sarà onere e spesa dell'aggiudicatario provvedere alla relativa regolarizzazione.     Il terreno si presenta in stato di abbandono, non è attualmente condotto e non è dotato di impianto di irrigazione né servito da acque consortili.  Il bene immobile ricade in Zona "E" – Agricola, secondo il Piano Regolatore Generale vigente, ed è sottoposto ai vincoli del Piano Paesaggistico Territoriale Regionale (PPTR) – Ambito Paesaggistico "Tavoliere – Il mosaico di Cerignola". How to participate in the bidding process

The procedure is easy and intuitive.

  1. Register on Gobidreal.it

    To activate your account, enter the required data which will be the same with which you will participate in the online competitive sale and to which, if applicable, the award of the property at auction will be attributed.

  2. Place your bid

    Click on "Make an offer", enter the amount you would like to offer, download and fill out the Offer Form. Pay the security deposit. Send the signed form along with the bank transfer receipt and the required documentation. You will be notified of the receipt of the offer on the sale page.

  3. Evaluation outcome

    The offer will undergo an evaluation process. The outcome will be communicated to you via email. If your offer is the only one approved, you will be able to directly acquire the property. If there are multiple valid offers, you will be allowed to participate in an online competitive auction open only to bidders. At the end of the sale, the highest bidder will be the winner of the property.
