AT AUCTION 1/3 share of a warehouse building and storage units in Montone (PG), Località Bacciana - OFFER COLLECTION

Ownership rights for the 1/3 share of a warehouse building and storage units located on the ground floor with appurtenant yard/courtyard, situated about 2.5 km from the center of Montone and about 5 km from the "Montone" exit of the Strada Statale 3 bis expressway.
The warehouse/agricultural tool shed consists of a single rectangular room, with an area of approximately 237.00 sqm, accessed via two driveway entrances (north-west side and south-east side), directly from the appurtenant yard, fitted with sliding metal frames and also lit by openings/windows.
The storage rooms, appurtenant to the warehouse/agricultural tool shed, consist of a small rectangular building with an area of approximately 68.00 sqm, inside which there are three rooms accessed via independent entrances, directly from the appurtenant yard, fitted with metal frames and also lit by small windows.
Appurtenant to the properties described above is a surrounding yard/courtyard around the buildings, with a cadastral area of 3,971 sqm, including the area occupied by the building footprints.

The properties are leased under an agricultural land lease agreement dated 02.08.2022, commencing on 02.08.2022 and expiring on 10.11.2034.
Please note that the Liquidator has notified the tenant company and the co-owners of the real estate of the termination of the procedure arising from said agreement, pursuant to art. 270, para. 6, C.C.I.I., also ordering the occupant to vacate the properties owned by the debtor. It is noted that the Liquidation's decision has been challenged by the tenant and that the Liquidator is taking action in order to safeguard the interests of the procedure.

    Descrizione (IT)Diritti di proprietà per la quota di 1/3 su capannone e magazzini ubicati al piano terra con corte/piazzale di pertinenza, situati a circa 2,5 km dal centro di Montone e a circa 5 km dall'uscita "Montone" della superstrada Strada Statale 3 bis.  Il capannone/rimessa attrezzi agricoli si compone di un unico ambiente a pianta rettangolare, della superficie di circa 237,00 mq, al quale si accede a mezzo di due ingressi carrabili (lato nord-ovest e lato sud-est), direttamente dalla corte di pertinenza, provvisti di infissi scorrevoli in metallo oltre che illuminato da aperture/finestre.  I locali magazzino, di pertinenza del capannone/rimessa attrezzi agricoli, sono rappresentati da un piccolo immobile, a pianta rettangolare, della superficie di circa 68,00 mq, all’interno del quale si rileva la presenza di tre locali ai quali si accede a mezzo di ingressi indipendenti, direttamente dalla corte di pertinenza, provvisti di infissi in metallo oltre che illuminati da piccole finestre.  È di pertinenza degli immobili in precedenza descritti un piazzale/corte circostante i fabbricati, della superficie catastale di 3.971 mq, compresa l’area occupata dal sedime dei fabbricati.    Gli immobili risultano concessi in affitto con contratto di affitto di fondo rustico del 02.08.2022 con inizio dal 02.08.2022 e scadenza il 10.11.2034.  Si precisa che il Liquidatore ha comunicato alla società affittuaria ed alle comproprietarie dei beni immobili lo scioglimento della procedura da detto contratto, ex art. 270, co. 6, C.C.I.I., intimando, altresì, all’occupante la liberazione degli immobili di proprietà del debitore. Si rappresenta che la decisione della Liquidatela è stata oggetto di contestazione da parte dell’affittuaria e che il Liquidatore si sta adoperando al fine di tutelare gli interessi della procedura.
