The commercial space for auction is located in the "Barriera di Milano" district of the Municipality of Turin.
Originally used as a bar/pastry shop, it is situated on the ground floor of a larger building, with an area of 106 sqm.
With direct access from the public street, it is divided into two large areas, one for sales and one for processing. In the processing area, there is a mezzanine used as a storage room.
The three cellars, marked with the numbers 6-14-15, are located in the basement of the same building.
It should be noted that from the examination of the deed of provenance at the notary Mario Sarto of Turin, dated 30.10.2003 rep. 355863/12948, the property originally identified in Sheet 40, parcel 646, sub. 1, has the right to use the external toilet in the common courtyard (sub.121).

It should be noted that, regarding what is reported on page 6 of the appraisal report concerning the presence of " fixed technological systems in direct communication with the above shop and essential for the conduct of the established commercial activity" located in cellars numbers 1, 2, 3, these are actually present in cellar no. 6, owned by the procedure and already linked in the aforementioned report as well as in cellar no. 21 owned by the Condominium as an accessory of unit Sub.122.
 
There are discrepancies present.
 

The sale includes movable goods as per the attached appraisal (lots 1 - 2 - 3 - 4)

Nella zona lavorazione è presente un soppalco adibito a magazzino.  Le tre cantine, contraddistinte con i numeri 6-14 -15 sono site al piano interrato del medesimo edificio.  Si precisa che dalla disamina dell’atto di provenienza a rogito Notaio Mario Sarto di Torino, del 30.10.2003 rep. 355863/12948, all’immobile originariamente identificato al Foglio 40, particella 646, sub. 1, spetta il diritto d’uso del gabinetto esterno nel cortile comune (sub.121).     Si precisa che, circa quanto riportato alla pag. 6 della relazione di stima relativamente alla presenza di " impianti tecnologici fissi posti in diretta comunicazione con il soprastante negozio ed essenziali per lo svolgimento dell’attività commerciale insediata" ubicati nelle cantine numeri 1, 2, 3, questi risultano effettivamente insistenti nella cantina n° 6, di proprietà della procedura e peraltro già abbinata nella predetta relazione nonchè nella cantina n°21 di proprietà del Condominio quale pertinenza dell'unità Sub.122.     Sono presenti difformità.      La vendita è comprensiva dei beni mobili come da perizia allegata (lotti 1 - 2 - 3 - 4)    Catasto Fabbricati del Comune di Torino al Foglio 1146:  Particella 82 - Sub.122    Particella 81 - Sub. 13    Per ulteriori informazioni consultare la perizia e la documentazione in allegato.
