The property is registered at Real Estate Registry of City of Foligno at sheet 178:

Parcels 607/723 - Sub 4 - Censuary Zone 2 - Category D/7 - Cadastral Rent € 3,848.00

The building is located in the decentralized part of the industrial area La Paciana, easily reachable from Strada Statale 75, it has a rectangular plan and is a portion of a larger complex, with bearing structure in c.a. prestressed, formed in the first part of two floors for office use, connected to each other by an internal staircase, and from a large area on the ground floor destined to a shed, which is used for the activity of a construction company.
 
The building outside is surrounded by the completely fenced outdoor courtyard, with a low wall in c.a. and grilled net in the part bordering via Giulio Giuliani and with wall in c.a. and plastic mesh on the side bordering on another property.
Access to the court is given by two gates, one automated driveway and one pedestrian with an electric lock.

It is noted that a building abuse has been carried out on the property to enlarge the office area and to clutter part of the shed, both on the ground floor and on the first floor, as detailed in the appraisal.
The successful tenderer has the possibility to request an amnesty within the terms and conditions respectively indicated in paragraph 5 of art. 46 of the Presidential Decree 380/2001 and art. 40 of Law 47/1985 or alternatively eliminate the abuse.
In practice, the buyer is obliged to submit an amnesty application within 120 days of the awarding decree. In the case of non-remediable abuse, the buyer will be obliged to fully restore the property to the state before building abuse without any reduction in the sale price.

Il fabbricato all'esterno è circondato dalla corte esterna interamente recintata, l'accesso alla corte è dato da due cancelli, uno carrabile automatizzato e uno pedonale con serratura elettrica. Si fa presente che sull'immobile è stato realizzato un abuso edilizio di ampliamento della zona uffici e ingombrando parte del capannone, sia a piano terra che al piano primo, come dettagliatamente indicato in perizia. L'aggiudicatario ha la possibilità di richiedere la sanatoria nei termini ed alle condizioni rispettivamente indicate al comma 5 dell'art. 46 del d.p.r. 380/2001 e dell'art. 40 della legge 47/1985 o in alternativa provvedere ad eliminare l'abuso. In pratica grava sul compratore l'obbligo di presentazione della domanda di condono entro 120 giorni dal decreto di aggiudicazione. Nel caso di abuso non sanabile, il compratore sarà obbligato al ripristino in toto dell'immobile allo stato ante abusi edilizi senza nessuna decurtazione del prezzo di vendita
