The land is registered at Land Registry of City of Ustica at sheet 6:

Parcel 319 - Arable land - Class 3 - Surface area 2,895 sqm - R.D. €8.97 - R.A. €6.73

The land in question falls entirely within zone E2 - Agricultural areas for redevelopment of the historic agricultural landscape, having an area of approx. 2,895 is therefore less than the minimum lot of 9,000 square meters necessary to be able to carry out a building; however the art. no. 22 of the Sicilian Regional Law n. 16 of 10 August 2016 allows the transfer of the volume to another area provided that the latter has the same urban destination.
In practice it is possible to sell the building volume - sqm. 2,895.00 x 0.02 m3/m2 = 57.90 m3 and therefore an area of approx. 19.30 (considering a height of 3.00 m) approximately – to another land also falling within zone E2.
