Deposit

The present auction is subject to a deposit of  EUR 81.300,00.

Particular Conditions
 
During the course of the sales operations it will be possible to make offers even for an amount not less than 25% of the base price.
At the end of the auction, if the best offer received is lower than the base price (ie it has not reached the reserve price), the same, for the purposes of the possible award, will be submitted to the unquestionable assessment of the Bodies of the Procedure.

Lots Availability

Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.

Payment deadline
 
Awarded lots have to be paid in full within 90 days from the provisional awarding.

Buyer's premium due has to be paid within 30 days from awarding.

Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full  within 90 days from the provisional awarding.

Transfer of Property Ownership
 
Transfer of Property Ownership shall take place only after the entire sum of the hammer-price and the expenses have been paid, as pursuant to the specific sale conditions, through transfer decree issued by the Delegated Judge.


Buyer's Premium
 
A percentage of 2,50% charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law). 

VAT: 
Value Added Tax at a rate   22,00%  will be calculated on the awarding price and added to it. (where applicable). VAT application may vary according to law depending on the awarding subject


In case of insurgency of  any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website  translated in different languages, it will be applied the Italian language version of such texts

It is noted that agricultural lands are currently leased with a lease contract to telephone operators.

It should also be noted that the business branch consisting of the restaurant is currently leased; the tenant is obliged to release the business branch no later than 90 days from the award of the property complex.

The property is part of an area of ​​the PRG where the extension of the area with hotel destination of 20% or a change of intended use in the nursing home and relative increase of 30% is allowed. Demolition and reconstruction is not allowed.

It is noted that the property is sold inclusive of the movable property inside.
