SPECIFIC TERMS AND CONDITIONS 

1. Auction timing

3. Bidding

In order to place a bid, the bidder must follow the steps indicated in the General Conditions of Sale applicable to this auction, pay the security deposit, and submit the required documentation, as indicated below.

3.1. Security Deposit

Participation in the auction is subject to the payment of a mandatory security deposit of EUR 300.000,00.

The participation in the auction is also subject to the payment of a bank transfer, as a mandatory deposit on Buyer's Premium, for an amount equal to 2% of base price.

The security deposit and the mandatory deposit on Buyer's Premium must be paid by bank transfer to the following account:

In addition to the security deposit, to be eligible to participate, the User must provide the following documents by uploading them to the "My Documents" section or sending them to the certified email address [email protected]:

In the case of a joint bid or a bid submitted through an attorney, it will be necessary to request a specific form from Gobid Group for the formulation of the bid, which must be uploaded along with the required documentation. In any case, it will also be necessary to produce a specific notarized special power of attorney dated prior to the formulation of the bid.

4. Payment Methods and Transfer of Ownership

The terms for payment of the awarded Lot and related expenses will commence upon confirmation of the award, thus completing the transfer of ownership.

The transfer of ownership will be effected by a deed of Notary designated by the Seller.

Payment must be made by delivery of a non-transferable bank check made out to the Seller, upon the notarial deed, no later than 90 days after the Award Confirmation, unless otherwise specified.

The successful bidder is responsible for all expenses related to the sale (tax and other charges, statutory taxes, and notary fees); the successful bidder will be required to pay these amounts within the same deadline, unless a shorter deadline is required to execute the deed of transfer, which may be communicated.

5. Buyer's Premium and Payment Terms

The successful bidder will be responsible for the Buyer's Premium, plus VAT, due to Gobid Group for managing the auction; this amount will be calculated, on the hammer price, according to the modes shown in the following table (with a minimum commission of €500.00, plus VAT):

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.

For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above. 

The Buyer's Premium, plus VAT, must be paid by the successful bidder within 10 days of the award.




O porțiune de aproximativ 1.000 mp, preponderent la etajul întâi, cu acces la zona de secretariat la parter, face în prezent obiectul unui contract de închiriere și este utilizată ca școală de dans, cu o chirie de € 3.000 lunar (fără TVA), cu majorări prevăzute la € 3.600 lunar din 01/09/2026, € 3.800 lunar din 01/09/2027, € 4.200 lunar din 01/09/2028 și € 4.800 lunar din 01/09/2029.

O altă porțiune de aproximativ 500 mp la parter, între cele două porticuri, a fost închiriată cu o chirie de € 2.000 lunar (fără TVA) până la 31/12/2026, cu majorări prevăzute la € 2.500 lunar din 01/01/2027 și la € 3.000 lunar din 01/01/2028.

Se menționează că Certificatul de Performanță Energetică a expirat și va fi reînnoit pe seama și cheltuiala Proprietății înainte de vânzare.

Se menționează, de asemenea, că imobilul este grevat de ipotecă.
