Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on Procedure's expenses.
Payment deadline
Awarded lots have to be paid in full within 90 days from the provisional awarding and within property transfer.
Buyer's premium due has to be paid within 10 days from awarding.
The costs relating to the sale to be borne by the buyer (tax and non-tax charges, statutory taxes, etc.), indicatively quantified as 15% of the awarding value, must be paid to the Procedure within 30 days from awarding. The relative adjustment will follow, increasing or decreasing.
Transfer of ownership
The transfer of ownership will take place after the full payment of the price by the Delegated Judge's Transfer Decree.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts

A diferència del que s'indica en l'informe, es destaca que l'immoble és objecte d'un contracte de lloguer immobiliari amb efecte a partir del 01/02/2021, el qual preveu una durada de 6 anys automàticament renovable.
El lloguer anual acordat és de € 36.000 net d'IVA a pagar en quotes mensuals anticipades de € 3.000 més IVA. Durant els primers 24 mesos de contracte, els lloguers mensuals es redueixen a € 2.000 més IVA, a partir del mes de febrer de 2023 els lloguers mensuals es redueixen a € 2.500 més IVA, per després augmentar a partir de febrer de 2025 a € 3.000 més IVA mensuals.
A favor de la part arrendatària es preveu un dret de preferència en cas de venda dels béns llogats ex art. 38 de la L. 27 de juliol de 1978 n. 392, com millor s'indica en l'anunci de venda.
