Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots have to be paid in full within 90 days from the provisional awarding.
Buyer's premium due (plus VAT) has to be paid within 20 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 90 days from the provisional awarding.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT:
Value Added Tax at a rate 22,00% will be calculated on the awarding price and added to it. (where applicable). VAT application may vary according to law depending on the awarding subject
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
Es constata un servei de pas sobre el vial d'accés a l'activitat, des de carretera pública, ja que l'immoble del full 92, p.lla 305 està inscrit al Consorci industrial, juntament amb les p.lle 187, 303 i 304 que componen el lot de pertinença de l'edifici.
Hi ha diformitats cadastrals i urbanístiques.
Si us plau, tingueu en compte el següent:

el CONSIND Lazio, Agregat Industrial Latina Scalo amb protocol Consind Lazio 2023 – 0011007 del 15/11/2023, ha comunicat ex art. 7 L. 241/90, l'inici del procediment de reconversió del lloc d'acord amb l'art. 63 L. 448/1998 sobre la deliberació n. 265 del 7.11.2023 acta n.12;

que la Curatela del falliment ha interposat recurs jurisdiccional al Tribunal Administratiu Regional per al Lazio Secció deslocalitzada de Latina, actualment pendent amb el n. 23/2024, per l'anul·lació i/o la reforma amb declaració de nul·litat/ineficàcia;

Que l'immoble del full 92 parcel·les 583 i 310 al cadastre de terrenys del Municipi de Latina, i al cadastre d'edificis del mateix Municipi full 92 parcel·les 583, subb. 1, 2, 6, 7 més dos immobles b. c. n. c. dels subb. 3 i 5 han estat concedits en lloguer precari durant dos anys a partir del 18/04/2024 fins al 17/04/2026, mitjançant contracte registrat el 9/5/2024, en el qual entre d'altres, a l'art. 12, esmentat i novament signat al peu per l'arrendatari ex art. 1341 cc s'especifica que la curatela té dret de desistiment també en cas de venda i/o a tercers, i que l'arrendatari s'ha obligat a lliurar els immobles lliures de persones i coses, dins de 90 dies des de l'exercici del dret per part de la curatela, o de la venda, sense necessitat de presentar avís i sense que es pugui oposar reserva i/o dret de retenció i/o indemnització.
