Deposit

The present gathering is subject to a mandatory deposit of 10% of price offered.

Deposit has to be paid in one of the following ways:

Participation Rules:

Participation in this sale is regulated by the conditions set out in the attached Sale Notice which the user is required to consult.

Lots Availability

Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.

Payment deadline

Awarded lots have to be paid in full within 90 days from the provisional awarding.

Buyer's premium due has to be paid within 20 days from awarding.

The sums in the expense account for the payment of the expenses relating to the sale to be borne by the buyer (fiscal and non-fiscal charges, legal taxes) in the amount of 20% of the awarding price, subject to adjustment following exact settlement of the fiscal charges by the Revenue Agency and any other non-fiscal charges connected to this sale, have to be paid in full within 90 days from the provisional awarding.


Buyer's Premium

A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law). 
 
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.

For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above. 


VAT on Lot: 
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)


In case of insurgency of  any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website  translated in different languages, it will be applied the Italian language version of such texts

De onroerende goederen vallen:
- binnen de perimeter van het goedgekeurde Herstelplan door de MM. LL. PP. met Decreet nr. 7 van 02.01.1950;
- buiten het oude gebied van San Pietro Infine dat is verklaard tot Nationaal Monument" met D.P.R. van 18.04.2008;
- zijn onderworpen aan de bouwbeperkingen zoals voorzien in art. 9 - Bouwactiviteiten zonder stedelijke planning, van DPR nr. 380/2001 en zijn onderworpen aan de naleving van de afstanden zoals vermeld in D.M. nr. 1404 van 01.04.1968, zoals gewijzigd door D.P.R. 16.12.1992 nr. 495 en de afstanden zoals vermeld in D.M. 1444 VAN 02.04.1968, latere wijzigingen en aanvullingen.
- Zone D1 Bestaande productieactiviteiten met een straatreserveringszone en met de regels van art. 47 en 106 van de N.T.A. (technische uitvoeringsnormen)


Er is een lopende saneringsprocedure voor bouwvergunningen die momenteel in behandeling is.
