Deposit
The present auction is subject to a deposit of EUR 6.000,00.

Payment deadline
Payment for the lot must be made in accordance with the provisions of the draft business lease agreement attached to the auction sheet, to which reference is made for any further information.
Buyer's premium due has to be paid within 10 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 30 days from the provisional awarding.
The company lease agreement will be signed only after full payment of the awarding price, unless otherwise indicated by the Principal, the expenses and the Buyer's Premium, by means of a notarial deed according to the methods established by the Principal himself.
Buyer's Premium:
equal to one month (plus VAT) calculated on the annual rent resulting from the award at the end of the auction
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
L’Azienda non comprende i debiti ed i crediti ca venunu prima dâ data di efficacia dâffitto ca restanu esclusivamente a carico dâ Concedente.
Le scorte di magazzino, attualmente non esistenti, non sunnu comprese ntô compendio aziendale oggetto dâ presente avviso. Si sunnu presenti alla data di stipula dâ cuntrattu di affitto d’azienda, sarannu cedute ô valore di costo dâ Concedente â Conduttrice all’atto dâ messa in possesso dâ cumpagnia aziendale. Sarannu regolarmente fatturate e u corrispettivo, comprensivo di IVA, sarà pagatu dâ conduttrice in sei rate mensili a decorrere dâ misi di emissione dâ fattura.
La Concedente si obbliga a trasferire all'Affittuaria le autorizzazioni necessarie si e in quantu inerenti all'esercizio dâ attività affittata; chistu trasferimentu avrà efficacia finu a scadenza dâffitto dâ azienda.
U cuntrattu di affitto d’azienda è soggettu a na condizione sospensiva ca la Regione Emilia Romagna, cu presa d'atto o atto equipollente, autorizzi u subentro dâ società Affittuaria ntê autorizzazioni ca sunnu in capo â ditta in Amministrazione Giudiziaria.
L'affitto avrà durata di cinque anni. È facoltà dâ Concedente richiedere, almenu tre misi prima dâ scadenza, la proroga dâ durata dâ presente cuntrattu.
L'attività si svolgi ntô n'immobile di proprietà di terzi. U cuntrattu, registratu u 22/10/2015, ha na durata di 6 anni cu na prima scadenza ô 04/10/2021 ed è statu rinnovatu pê ulteriori 6 anni, quindi finu ô 04/10/2027, e cunteni clausola di proroga tacita.
