Deposit
The present auction is subject to a deposit of
EUR 35.000,00.

Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on Procedure's expenses.
Property transfer
The transfer of ownership will take place only after full payment of the hammer price, expenses and Buyer's Premium by notarial deed with Notary with Studio in the Province of Trento chosen by the Mandator
Payment deadline
Awarded lots have to be paid in full within 60 days from the provisional awarding.
Buyer's premium due (plus VAT) has to be paid within 15 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 60 days from the provisional awarding.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
Vekur athygli á því að eignirnar eru seldar í heild, þar sem samningur um sölu var gerður þann 04/05/2022, skráð réttilega, sem snýr að flutningi til félagsins sem er gjaldþrota - áður eigandi 1/2 hlutans - eða til þriðja aðila sem verður tilnefndur fyrir þann hluta landsins, sem verður því flutt eftir að tilboð hefur verið samþykkt.
Byggingarlandið, sem er 12.425 fermetrar, fellur undir byggingarsvæði sem kallast C3.2 Lu Gialdinu og er í undirsvæði C1.10 (gr. 35 NTA sveitarstjórnaráætlunar Santa Teresa Gallura) og er að auki svæði sem er háð skipulagi með takmörkunum og byggingarskilyrðum eins og þau koma fram í viðeigandi reglum fyrir undirsvæði C1.10.
Umboðsmaðurinn áskilur sér rétt til að taka á móti og meta tilboð sem eru lægri en upphafsverðið hér að ofan, að hámarki 25%.
Slík tilboð verða metin aðeins eftir að þessari uppboði lýkur, að óskiljanlegu mati framkvæmdaraðila, einungis í fjarveru óafturkallanlegra tilboða sem eru jafngild eða hærri en upphafsverðið.
Til að leggja fram tilboð við þær skilyrði sem lýst er hér að ofan, þurfa áhugasamir ekki að fara í gegnum ferlið "FULLKOMNUN TILBOÐA AÐ UPPHAFSVERÐI", heldur verða þeir að senda beiðni á netfangið gorealbid@pec.it til að fá upplýsingar um hvernig á að leggja fram tilboð og fá viðeigandi tilboðsform.
Í öllum tilvikum verða óafturkallanleg tilboð um kaup sem lagðar eru fram samkvæmt ofangreindum skilyrðum háð kaupanda gjaldinu auk lögbundins VSK, eins og tilgreint er í almennum og sértækum skilyrðum og í tilkynningu um sölu í fylgiskjali.
