Deposit

The present gathering is subject to a mandatory deposit of 10% of price offered.

Participation Rules:

Participation in this sale is regulated by the conditions set out in the attached Sale Notice which the user is required to consult.

Lots Availability

Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.

Payment deadline

Awarded lots have to be paid in full within 90 days from the provisional awarding.

Buyer's premium due has to be paid within 20 days from awarding.

Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full  within 90 days from the provisional awarding.


Buyer's Premium

A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law). 
 
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.

For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
 
VAT: 
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)


In case of insurgency of  any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website  translated in different languages, it will be applied the Italian language version of such texts

Auf der Immobilie besteht eine Bindung zugunsten des Ministeriums für kulturelle und umweltbezogene Güter gemäß dem Dekret vom 26. Mai 1997, Repertorium 15.642, eingetragen bei der Grundbuchbehörde der R.R.I.I. von Ancona am 13. Oktober 1997, aufgeführt im Ursprungsdokument des Notars Biondi vom 08.03.2001, Rep. 54.800.
In diesem Dokument wird außerdem angegeben, dass:"die Immobilieneinheit übertragen wird, vorbehaltlich des Vorrechts des italienischen Staates gemäß den Bestimmungen des Gesetzes 1089/39 und des nachfolgenden Gesetzesdekrets vom 29. Oktober 1999, Nr. 490 (T.U. der gesetzlichen Bestimmungen über kulturelle und umweltbezogene Güter)".
Mit diesem Dokument wurde auch zugunsten des Käufers, seiner Erben und Rechtsnachfolger jeglicher Art, ein Durchgangsrecht vom Eingang in der Via Ramazzani durch den exklusiven Innenhof des Verkäufers, der im C.F. Blatt 93, mit den Parzellen 22 sub.8 und 23 sub.12, gekennzeichnet ist, eingerichtet. Es wurde außerdem klargestellt, dass die Instandhaltungskosten für diesen Eingang und Innenhof ausschließlich von der damaligen Verkäuferseite, ihren Erben und Rechtsnachfolgern jeglicher Art getragen werden.
