Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots have to be paid in full within 60 days from the provisional awarding.
Buyer's premium due (plus VAT) has to be paid within 10 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 60 days from the provisional awarding.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
Es fa present que el sub. 18 és objecte de contracte de lloguer de la durada de 6+6 anys amb termini al 14 de juny de 2027 a un lloguer pactat de € 12.000,00 euros/any.
Es prega a més de notar que l'actual inquilí del sub.18 amb escriptura privada amb el falliment ha convenit el següent:
• de mantenir el dret de preferència a favor de la societat inquilina en cas de cessió de l'immoble en el marc del procediment competitiu de falliment que serà convocat pel Curador, a exercir-se dins del termini de 10 (deu) dies des de la comunicació de l'adjudicació definitiva de l'immoble;
• en cas de no exercir el dret de preferència, la resolució consensuada del contracte, sense perjudici de l'obligació de pagar una indemnització d'ocupació igual al lloguer. En tal cas, la part inquilina procedirà a alliberar l'immoble abans del 31 d'octubre (si la transferència es produeix entre l'1 de març i el 30 de setembre dels futurs anys en què es durà a terme el procediment competitiu) o bé dins de 30 dies a partir de la sol·licitud escrita del Curador (si la transferència es produeix entre l'1 d'octubre i el 28 de febrer dels futurs anys en què es durà a terme el procediment competitiu).
En cas que s'exerceixi el dret de preferència en l'acte de l'adjudicació, es descomptarà un import de € 440.000.
