Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on Procedure's expenses.
Property transfer
The transfer of ownership will take place only after full payment of the hammer price, expenses and Buyer's Premium by notarial deed with Notary with Studio in the Province of Trento chosen by the Mandator
Payment deadline
Awarded lots have to be paid in full within 60 days from the provisional awarding.
Buyer's premium due (plus VAT) has to be paid within 15 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 60 days.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
Atès que es tracta d'un lot únic que té per objecte la transferència de la plena propietat, a adjudicació realitzada el dret de superfície que grava la p.f. 4097/5 s'extingirà per consolidació de la nua propietat i de la propietat superficiària a càrrec del mateix subjecte.
Segons el que preveu el PRG vigent des del 02/12/2015, identificat com a "Variant General al PRG — Març 2015" aprovat per la Junta Provincial amb la resolució n. 2056 dd. 20/11/2015, l’àrea en qüestió es defineix com a "P.A.G. 9", regulada d'acord amb les "Disposicions particulars dels Plans Executius" de l'art. 64 de les normes d'execució.
Amb la determinació n. 2170 del 29/07/2021, el Director de la Província Autònoma de Trento ha autoritzat els tècnics de l’administració provincial a accedir als terrenys en venda amb l'objectiu d'executar les operacions necessàries per a l'elaboració del projecte "Realització d'un desvio per Sano a Mori (integració); aquesta autorització té validesa durant un període de dos anys, a partir de la notificació o comunicació de l'esmentat decret.
La societat fallida (Fall. n. 19/2015) propietària dels 35.200 m², ja ha pagat al Municipi càrrecs d'urbanització per un import aproximat de 925.000,00 €.
Durant el transcurs de les operacions de venda, el Mandant es reserva la facultat d'acceptar ofertes d'import inferior al preu base indicat anteriorment dins del límit del 25% (prèvia reconeixença del Buyer’s Premium corresponent). Aquestes seran valorades després del termini de la subhasta a criteri inapel·lable dels Òrgans de la Procediment.
