Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots have to be paid in full within 90 days from the provisional awarding.
Buyer's premium due (plus VAT) has to be paid within 20 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 90 days from the provisional awarding.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
Alle onroerende goederen zijn urbanistisch goedgekeurd maar missen, met uitzondering van het woongebouw, de certificering van bewoning/bewoonbaarheid.
De serre blijkt te zijn gebouwd in afwijking van de destijds verleende milieu- en bouwvergunningen en mist een communicatie van voltooiing van de werkzaamheden, vereist nieuwe vergunningen en de certificering van bewoning/bewoonbaarheid.
De gebouwen met betrekking tot de koelcel, het bloemenlaboratorium en de serre voor bloemenkweek moeten worden opgenomen in de kadastrale plattegrond van de gronden, terwijl in het kadastraal register van de gebouwen de openingen en de interne indeling van de koelcel en het bloemenlaboratorium moeten worden bijgewerkt; de serre voor bloemenkweek moet opnieuw worden geregistreerd.
Er is een huurovereenkomst van kracht met een vervaldatum vastgesteld op 30/04/2025 uitsluitend voor de onroerende goederen die kadastraal zijn geïdentificeerd als volgt:
onroerende goederen gelegen in Tuoro Sul Trasimeno (PG) Via Firenze, 23:
- categorie C/3 geregistreerd in het N.C.E.U blad 24 part. 390 sub 1;
- categorie C/3 geregistreerd in het N.C.E.U blad 24 part. 391;
- categorie C/2 geregistreerd in het N.C.E.U blad 24 part. 1131;
alsook voor de agrarische grond met daarop staande mobiele structuren ter ondersteuning van de handel geregistreerd in het kadaster van de gronden op blad 24.
De overeenkomst voorziet ook in de verplichting voor de huurder om het onroerend goed binnen 6 maanden na de gunning te ontruimen.
