Deposit

The present gathering is subject to a mandatory deposit of 10% of price offered and deposit for expenses equal to 10% of offered price, except for integration.

Participation Rules:

Participation in this sale is regulated by the conditions set out in the attached Sale Notice which the user is required to consult.

Lots Availability

Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.

Payment deadline

Awarded lots have to be paid in full within 90 days from the provisional awarding.

Buyer's premium due has to be paid within 20 days from awarding.

Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full  within  90 days from the provisional awarding.


Buyer's Premium

A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law). 
 
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.

For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above. 


VAT on Lot: 
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)


In case of insurgency of  any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website  translated in different languages, it will be applied the Italian language version of such texts

L’immobile l’è occupà.

Se prega de notà che per il sottotetto l’edificazione l’è non autorizzata in quant, nonostante i lavori per la sua realizzazione siano stai eseguiti in forza de Concessione Edilizia n. 64/89 del 23/02/1990, per questa, a volumetria già realizzata, intervenne provvedimento de revoca, mediante ordinanza n. 268 prot. 5199 del 17/10/1991 con il quale il Commissario Straordinario del Comun di Roccamonfina annullava la citata concessione edilizia per violazione della normativa in materia de tutela delle zone de particolare interesse ambientale, per l’assenza della preventiva autorizzazione de cui all’art. 7 della L. 29/06/1939 n. 1497. Negli elaborati allegati alla licenza edilizia n. 592 del 14/12/1972, se nota la presenza de detto sottotetto.

Fa parte della presente vendita anca una quota pari al 50% de un terreno della superficie de 182 mq situà poco distante dall’abitazione.
