Lots Availability
The buyer will be responsible for notary fees, legal taxes and all expenses relating to the sale, whether fiscal or otherwise. Communication regarding the exact amount of the charges and their correct specification will be made by the Principal as soon as possible.
Payment deadline
Awarded lots must be paid in full in the notarial deed which will take place within 90 days from awarding.
Buyer's premium due has to be paid within 20 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 90 days from awarding.
Buyer's Premium:
A percentage of 2,50% charge + VAT will be added to the price of each awarded lot.
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts

El progetto realizzato fa parte de un Piano de Lottizzazione denominato "Le Quinte" Comparto C1 UMI 5/B. La Concessione edilizia (All. 5), riporta la seguente intestazione:
Costruzione de un complesso Alberghiero Residenziale Commerciale (C.E. 37/95), e Costruzione de un complesso a destinazione Casa Albergo Residence Alberghiero Residenziale Commerciale (C.E. 77/2002). A tal proposito risulta che la destinazione d’uso sia quindi alberghiera. El Comune de Monticello Conte Otto, sentito el tecnico comunale, ha evidenziato de avere agli atti una pratica de richiesta de cambio de destinazione d’uso in residenziale ormai però scaduta per el mancato pagamento degli oneri. L'è comunque possibile effettuare el cambio de destinazione in residenziale con obbligo de presentare una perizia che dimostri el non superamento dei limiti de legge relativamente all’inquinamento elettromagnetico, con riferimento all’elettrodotto aereo passante in prossimità dell’immobile. Risulta quindi necessaria una perizia tecnica che dimostri el rispetto dei limiti normativi, e l’autorizzazione da parte de Terna SpA, oltre ovviamente al pagamento degli oneri de urbanizzazione, del costo de costruzione e delle spese de segreteria.
