  • usufruct holders;

  • sole proprietors for non-instrumental properties.

The incentive also applies to those who share in condominium expenses for work carried out on common areas, such as shared bathrooms.

Eligible Expenses

The 2025 bathroom renovation bonus covers a wide range of interventions, including:

  • replacement of the bathtub with a shower;

  • refurbishment of the plumbing and sanitary systems;

  • installation of new sanitary fixtures, taps, and tiles;

  • masonry and finishing works (plastering, waterproofing);

  • interventions for water saving or improved accessibility.

 

However, simple routine maintenance works (e.g., painting) are not covered.

How to Apply

To obtain the bonus, it is necessary to:

  • make payments using a “bonifico parlante” (a special bank transfer that includes payment reason, tax code, and VAT number of the beneficiary);

  • keep all invoices and receipts;

  • report the expense in the income tax return.

In 2025, the deduction will be distributed over 10 annual installments of equal amount.

Bathroom Bonus and Other Incentives: What Can Be Combined

The bathroom bonus can be combined with:

  • the furniture bonus, if purchasing furnishings for the renovated property;

  • the Ecobonus, for energy efficiency improvements;

  • any regional or municipal incentives.
