TERMS AND SPECIFIC CONDITIONS

By submitting an offer, the bidder declares that they have read and fully accept these terms of sale and all documentation made available. If a notice of sale is attached to the auction listing/advertisement, by submitting an offer the bidder declares that they have read and accept the conditions set out therein, of which these terms of sale are to be understood as an extract. The bidder also declares that they have examined and accepted all documentation made available for the purposes of participating.

Deposit

Availability of Lots

Any registrations relating to rights of first refusal, recorded attachments and precautionary seizures, and any other encumbrances affecting the assets offered for sale, will be cancelled once the sale has been completed and the price has been paid in full. All formalities for cancellation will be carried out at the buyer's expense and under their responsibility.

Payment deadline

Lots won by the user must be paid for in full within 120 days of the award.

The Buyer's Premium due (plus VAT) must be paid within 10 days of the award.

The expenses relating to the sale payable by the buyer (tax and other charges, statutory taxes, notary fees) must be paid within 120 days of the award  


Buyer's Premium: A percentage charge + VAT will be added to the winning bid price of each lot.
 
 
The aforementioned percentage charge will be applied as set out in the following table:

The Buyer's Premium will be subject to a minimum amount of € 500.00 (+ 22% VAT where applicable), as the minimum commission to be invoiced if the applicable percentage calculated on the sale price is lower.

The calculation base for the Buyer's Premium is divided into different tiers, each of which is subject to a decreasing rate as the tiers increase.

For each winning bid price, the corresponding Buyer's Premium will be the sum of the commissions calculated on each respective tier, in accordance with the method set out in the table above.


VAT: The applicable VAT rate may vary as required by law and will be calculated on the winning bid price of each lot (where applicable).

In the event of any disputes concerning the interpretation of the provisions contained in the general and specific conditions shown on the platform, which may have been translated into other languages, the Italian version of the text shall prevail.

Eventuais irregularidades urbanísticas e/ou cadastrais deverão ser regularizadas a expensas do comprador

Os imóveis dos lotes 1, 2 e 3 (sub. 5107, 5108, 5102, 5103 e 5115) encontravam-se ocupados ao abrigo de um contrato particular de 24.10.2025, celebrado perante o Notário Francesco Piglione, com efeitos a partir da data da assinatura e pelo prazo de 24 meses. A administração judicial foi autorizada, por despacho de 17.03.2026, a rescindir o referido contrato de arrendamento, nos termos do art. 184 do CCII. A empresa foi devolvida ao processo em 18.06.2026; o ato notarial de reversão foi formalizado em 15.07.2026 – Notário Dr. Alessandro Scilabra
